Whether you’re looking for something bigger or your downsizing, selling a home can be stressful but it doesn’t have to be. Working with a top agent can take a lot of the stress out of the process, but there are some things you can do on your own that will help.

PREPARE YOUR HOUSE

  • Clear out. If you can move out, that’s best. If not, minimize the furnishings. Less clutter leads the imagine but leaves room for buyers to picture their own furniture in the house.
  • Clean. Dirt, grime, etc. can easily detract from an otherwise beautiful home. Cleaning services will do a thorough job cleaning every nook and cranny a prospective buyer might inspect.
  • Stage. If you’ve completely moved out, have your home professionally staged to make it look inviting. Minimal furnishings help buyers envision how the space will look lived in.

LIST YOUR HOUSE

  • Price. Work with a top agent to determine a listing price that attracts the right buyer.
  • Photograph. Having professional photos and videos will help sell your home. Buyers always look at photos first. Having beautiful photos will get buyers to your door.
  • Marketing. A top agent should put together a marketing plan for you. It’s more than just listing your home in the MLS and 3rd party real estate websites. Your agent should create flyers, postcards, signs and even mailers used to attract buyers.

REVIEW OFFERS

  • Deadline. A top agent will tell all buyers a deadline for when you’ll review offers. This gets buyers to act quickly if they are serious about making an offer. It also saves you time so you can review multiple offers at the same time rather than one by one.
  • Review. Price may not be the only factor to weigh when reviewing an offer. One buyer may have stronger financing (making it less likely for the contract to fall through). Some buyers might waive inspection, which will eliminate an opportunity for the buyer to enter another round of negotiations or bail out of the offer completely.
  • Negotiate. If you have multiple offers, you have more power to negotiate. A top agent will get the best price from the best buyer.

INSPECTION & CLOSING

  • Inspection. Once you’ve accepted an offer, the buyer will want to have an inspection performed. This may result in another round of negotiations depending on what the inspection turns up. If all goes well, you will enter into mutual acceptance of terms of the sale and all that’s left is the buyer’s financing.
  • Closing. When the buyer’s financing has cleared, the Escrow Agent will make sure that money from the sale of your home go to the right people and the title, contract and paperwork is filed and recorded. Congrats, you’ve just sold your house!
